Nestled among a stand of four mature gumtrees, these six new townhouses make a welcome addition to Margaret River.
The combination of 2- and 3-bedroom homes highlights a new approach to regional urban density; one informed by strong site planning principles and an emphasis on key sustainability metrics, such as thermal performance, response to site water, and existing vegetation.
Located on the town centre fringe, these new homes provide excellent amenity and walkability within a rapidly densifying regional town.
The retention of multiple large canopy Eucalypts and the provision of ample circulation and public open space – with permeable surface treatments – embeds these new dwellings into the established neighbourhood.
This former vacant corner site contained several mature trees – of varying ecological value – so initial site planning focused on retaining the highest-value native specimens.
The design also responds to two distinctly different street contexts: one a suburban street; the other a busy urban road with a primary school located opposite. A row of two-storey terraces provides a buffer to traffic on the southern boundary, while two detached dwellings occupy the northern edge. Cars are discreetly sleeved from view, thanks to the articulation of dwellings and their adjacent storerooms.
Across the development, we achieved an average 8+ star NatHERS rating, ensuring year-round comfort and energy efficiency for residents. In addition, all rainwater run-off is collected in courtyards and rain gardens rather than being diverted to detention cells or soakwells, thereby nurturing the extensive array of new trees and shrubs across the site.
This project demonstrates that it’s possible to deliver an efficient and high-quality townhouse development within an existing urban setting, without sacrificing the qualities that make such areas so highly desirable.
