This new triplex at Ince Road in Attadale was designed for a developer/builder client we work with regularly, who was committed to building three new, high performing homes within a suburb that typically features a “project home-style” subdivision.
As with all of our projects, these two-storey designs worked hard to respond to orientation, and all three homes have access to good natural light and ventilation. Each of the living spaces faces north to receive lots of winter sunlight and warmth, and they are shaded from hotter summer and equinox sun angles.
All three homes have very efficient footprints, high levels of insulation and double-glazed uPVC windows and doors, so they all perform extremely well across comfort, thermal and energy efficiency factors. Unusually for a development of this size and scale, we achieved an average NatHERS rating of 8.5 stars across the development.
In addition to achieving great performance indoors, the outdoor spaces offer high quality landscaping, on a par with established gardens typically found in inner-ring suburbs.
The careful siting and planning of the new homes allowed us to retain as many healthy trees as possible across the site – in both communal areas and private yards – including a mix of natives and productive exotic species. This approach makes a positive contribution to the local tree canopy and biodiversity, in contrast with many new developments, which often result in significant habitat loss.
These three highly liveable homes sit comfortably within the established context of the neighbourhood, maintaining the character and amenity that locals enjoy, while providing more diverse forms of housing choice for different demographics.
